Architectural Shingle Re-roof in Cedar Hills

The Problem

The original 1985 composition roof had reached end-of-life. Heavy moss accumulation in shaded north-facing valleys had lifted shingles and started water intrusion above the master bedroom. The homeowner had paid for two patch repairs in the prior 18 months without resolving the underlying issue.

The Solution

Full tear-off down to the deck. Replaced two sheets of plywood with active moisture damage, applied ice-and-water shield in all valleys and around every penetration, installed GAF Timberline HDZ in Charcoal across the full roof, and added new ridge ventilation to address moisture buildup in the attic. Manufacturer warranty registered with the homeowner.

This is a pattern we see constantly in Cedar Hills and the older neighborhoods on the north side of Beaverton. Mature tree canopy keeps the roof shaded for most of the day, which means moss takes hold and stays wet. Once moss starts lifting shingles, water gets under, and patch repairs only delay the inevitable.

The right answer was a complete tear-off plus better ventilation — not another patch.
